of other lending institutions for the first 24 months of a
loan. Such practices are known in the industry as “flipping”
and are seldom to the customer’s advantage because of
the loan fees that are involved in switching from one lender
to another. Although flipping loans is very profitable for
the lending company, Ameriquest refuses to engage in such
shoddy lending practices.

are paying. Ameriquest requires a thorough inspection of every
home before making a loan. Inspections are performed only
by licensed inspectors and all inspections must be performed
according to the Uniform Standards of Professional Appraisal
Practice. Ameriquest ensures that all inspections are complete
and accurate by only using approved inspectors and by an automated
review of all appraisals and by auditing a random sample of
appraisals every month.
